Virginia Backcountry Cabins Policies

Reservations

 Full payment is collected at the time of booking to confirm your reservation.

Check-In/Check-Out

 Check-In: 3:00 pm to 10:00 pm on the day of arrival. 

Check-Out: 11:00 am on the day of departure. Late check-out requests possible dependent on availability. 

Breakfast

Pre-packaged continental breakfast items such as coffee, tea, oatmeal, and pastries are provided in your cabin. There are several breakfast, lunch, and dinner dining options a short drive away in the town on Monterey.

Children

Due to the ladder lofts, our cabins are not appropriate for infant and toddlers.. 

Pets & Weapons

We love animals, and pets are considered strictly on a case-by-case basis. Please call before booking to discuss your specific request. If granted, there is an additional $50 cleaning fee. Weapons of any kind are not allowed on the property except as noted in the terms and conditions linked below.

Smoking

* We are a non-smoking property. Smoking is not allowed inside buildings or anywhere outdoors on our property.

Cancellation Policy

If your plans change after your reservation is confirmed, please reach out. We have a 14 day full refund cancellation policy. Generally, if you cancel less than 14 days from your stay, there is no refund. If that happens, let's chat and work something out for you.  

* With 14 or more days' notice: You will be refunded the amount paid, less the cancellation fee.
* With less than 14 days' notice: You are responsible for the entire cost of your reservation.  ,

Liability Waiver

 By making this reservation, the guest agrees Virginia Backcountry Cabins, LLC, its owners, and its representatives will not be held responsible for any injury sustained by a guest and/or the guest's guest while on the property and/or while using any of the provided amenities to include the fire pits/grills and other outdoor amenities. The guest agrees they will indemnify the business, its owners, and its representatives for any actions resulting from any accidents or injuries to guests and/or the guest's guests. The guest also acknowledges they are responsible and liable for and to the guest's guest. 

Additional Fees

The following Additional Fees will be charged in a true-up invoice if applicable.

*If we smell smoke in the cabin after departure, you will incur a $200 cleaning and loss of revenue fee, as we have to let the cabin fully air for several nights and clean the odor out. DO NOT smoke in the cabins or trail smoke into the cabins. 

* Property Damage Fees: at two (2) times the actual repair or replacement cost.
* Biohazard Cleaning Fees: $100 per incident.
* Clean-up fees, beyond standard cleaning: $100 per hour.
* Shipping fees at cost plus a $25 handling fee charged for mailing items left behind.
